Terms & Booking Conditions
What we take care of
- The property is handed over to you heated and cleaned, by 4:00 pm at the latest on your arrival day.
- The property has been checked and cleaned before your arrival.
- Safety is in order: the property has a smoke detector, a powder fire extinguisher and a fire blanket. The property’s address and an emergency number are in the guest folder.
- Key handover is agreed before your arrival.
- The villa has cooking equipment and tableware for ten people.
- As standard equipment you’ll also find bedding (mattresses, blankets and pillows), instructions (sauna, fireplace, cooker hood, dishwasher, etc.), firewood, toilet paper, cleaning equipment and cleaning products.
Your responsibilities as a guest
- Let us know your arrival time in advance.
- The property is handed back on your departure day by 12:00 noon, unless otherwise agreed.
- Keep the key safe and return it as agreed with the owner. A lost key will unfortunately incur a charge of €100/key.
- Bring your own bed linen, unless you have ordered it separately with your booking (€10/person).
- Take care of cleaning during your stay and at the end of it, unless otherwise agreed. Final cleaning can be booked separately for an extra fee — €80 if booked in advance. Cleaning instructions can be found in the guest folder.
- Make sure the number of people staying does not exceed what was declared. This is also a safety matter — for example, in the event of a fire, the fire and rescue personnel need to know how many people are staying at the property in order to act accordingly.
- You are responsible for any damage caused to the property or its contents, payable directly to the property owner.
- Report any issues with the property’s equipment or condition to the owner immediately, so that they can be addressed right away.
The property is non-smoking indoors — smoking is allowed outdoors only.
Booking and cancellation conditions
These terms take effect as soon as a booking is made. The person booking must be of legal age.
Booking and payment
- You will be sent the booking and cancellation terms, an invoice, and driving directions.
- An advance payment (30% of the accommodation cost) is due immediately after booking, with the remainder due two weeks before the stay begins.
- If there are less than three weeks until the start of the stay at the time of booking, the full amount is due at once.
Cancellations
- Cancellations must always be reported to the owner by phone or in writing. A cancellation is considered to have taken place the moment the owner receives notice of it.
- If the booking is cancelled 14 days or more before the start of the stay, we charge the 30% advance payment.
- For cancellations less than 14 days before the start of the stay, we charge the full rent, unless we are able to rent the property out again.
- If the booking is cancelled due to the sudden illness, an accident, or death of the guest or a close family member, the guest is entitled to a full refund. A doctor’s certificate or other reliable documentation of the reason must be provided to the owner.
Owner’s right to cancel a booking
- In the case of force majeure, we may cancel the booking. In this case, the guest is entitled to a full refund of the rent paid.
- The owner has the right to cancel a booking if the invoice has not been paid by the due date.
